The Riverside Group are requiring a new fit for purpose head office in Speke Liverpool. The Riverside Group are seeking expressions of interest for a new head office to accommodate their staff. The Riverside Group is proud of its history which began over 90 years ago in Liverpool and our long term plan is to retain our Head Office in the City. Our current Head Office has been based in Speke for nearly 20 years and our staff who work there have developed skills, knowledge and experience that are essential for the continued success of the business. Many of our staff live locally. The position of the Head Office, with easy access to Liverpool and the wider region due to the local transport network is important for encouraging staff to work at Head Office and also to facilitate the many mobile members of staff who travel as part of their job. It is therefore important to us that we retain our valued workforce and it is an essential requirement that our Head Office remains in the Speke area of the City within 1 mile of our existing premises. The current Head Office location is too small, with insufficient parking facilities. It is also not designed to Riverside's modern needs. On that basis, we require a larger site with a building designed from stratch to meet Riverside's needs. We require a new modern Head Office which can accommodate 761 people with on site car parking for at least 600. We do not have land on which to place a new Head Office. We are looking to work with a supplier who has land within a mile of L24 8RF and who has the capability to build modern office accommodation to our requirements. The Riverside Group wants to be fundamentally involved in the design of the new Head Office to avoid the issues we are currently facing within the existing building, therefore refurbishment of an existing building is not acceptable and will not be considered. The building must be no more than 3 stories in height and have open floor spaces uninterrupted by support columns. We are looking for building that maximizes the use of natural light wherever possible but should also take in to account the impact of solar gain. The Riverside Group would like to be involved in the design and choice of materials and components ensuring value for money as a main objective along with the need to minimise maintenance and repair. We want a building that has a contemporary design and provides facilities for a robust and secure data centre, a call centre and a canteen. Additionally the canteen facilities will need to provide for a large element of the 761 staff and accommodate seating for 100 people concurrently. The canteen area will be at ground floor level to enable access to an external, preferably south facing, landscaped area. Security and safety are very important to TRG and the building and site must provide modern security and safety systems that will protect staff, visitors and property. The building, its layout and furnishings, must be contemporary and designed to facilitate agile working with conventional desks/work stations but with agile and collaborative working areas throughout. It must have hot desk facilities and both formal and informal meeting rooms which can be managed via an effective modern resource booking system. The building should be heated, cooled and ventilated effectively and efficiently and along with the lighting, should be managed, monitored and controlled by a BMS. The building systems (including car park lighting and access systems) should, wherever possible, make use of renewable green energy systems. The timescales are important to the success of this project and the premises should be completed, before the end of 2021, with a fully commissioned data centre, to be available for final fit out 6 months prior to the occupation of the main offices.
