Limerick Twenty Thirty DAC are seeking tenders to complete works at their landmark development in Limerick City known as Project Opera. This tender process relates to 2no Lots being procured separately, as follows; Lot 1 (Contract C) refers to Parcels 3a, 3b & 4 consisting of: • Parcel 3A o Development of the new Limerick City Library with a gross floor area of circa 4700 sq m. o Refurbishment and adaptive re-use of all levels of the existing Town Hall (a Protected Structure and two Georgian Buildings at 8/9 Rutland Street (listed on the National Inventory of Heritage Buildings) o a new build element (circa 3200 sq m) on the site of No. 6 and No. 7 Rutland Street and a full height glazed atrium to the rear of the existing buildings o Fitout of the library and ancillary spaces o Fitout of the ‘grey box’ basement area to be delivered under Contract B. o A shell only café at ground level of the library (c.250 sq m) o Plant at roof level. • Parcel 4 comprises the construction of a 4 storey office building (adjoining the library) with a gross floor area of circa 2300 sq m. The works include full fitout of the landlord /common areas and of the ‘grey box’ basement area to be delivered under Contract B. Lot 2 (Contract D) refers to Parcels 5 & 6 consisting of: • Parcel 5 comprising the construction of a 14-storey office building with a gross floor area of circa 14,000 sq m. The building is designed to achieve NZEB compliance. The works include full fitout of the landlord / common areas and of the ‘grey box’ basement area to be delivered under Contract B. • Parcel 6 comprising the refurbishment of the existing 4-storey Granary Building (a Protected Structure) including the addition of new extension containing a central stair and lift core. The building is proposed as office (c.1,841 sq m) at upper ground, first and second floors, and a restaurant and licenced premises use at lower ground floor (c.579 sq m). Lot 275637: Lot 1 Works Contractor Parcels 3A,3B & 4 Parcel 3A o Development of the new Limerick City Library. o Refurbishment and adaptive re-use of all levels of the existing Town Hall, a Protected Structure. o New build element on the site of No. 6 and No. 7 Rutland Street o Fitout of the library and ancillary spaces o Fitout of the ‘grey box’ basement area o A shell only café at ground level o Plant at roof level. Parcel 4 comprises the construction of a 4 storey office building .
