The University is progressing the development of the science and engineering project, with the new-build element to be located on the John Dalton West site of the all saints campus. The University is progressing the development of the science and engineering project, with the new-build element to be located on the John Dalton West site of the All Saints campus. The development is currently anticipated to comprise some or all of the following: — services diversions, — demolition of the John Dalton West building (circa 3 000 m2) and site preparation. Part of these works may be carried out as a package of early works. A new-build facility of circa GIA 15 000 m2 and public realm/landscaping treatment to the surrounding area. Potential refurbishment/remodelling/minor interventions/reoccupation of existing spaces within existing buildings, currently circa 8 000 m2 identified but this is subject to review. Demolition of the John Dalton East building (circa 12 500 m2) and public realm/landscaping treatment to the area. This may form a separate package of works to be carried out after occupation of the new facility by the University and completed by the end of 2024. The prominent new building and improved existing facilities will provide a range of flexible and readily adaptable, state of the art amenities that respond to both modern teaching and research needs, together with industry skills requirements for each of the following 4 schools that make up the faculty: — health care science science and — the environment computing, — mathematics and digital technology engineering. It is proposed that the development will provide teaching accommodation in the following proportions within the proposed 15 000 m2 new build: — office space 42 %, — laboratories 12 %, — general teaching 5 % self-directed, — social learning and support 6 % circulation, — plant etc 35 %. The construction cost is anticipated to be in the range of 55 000 000 GBP to 65 000 000 GBP excluding VAT. The target programme indicates a start on site early 2021 with completion and hand over of a completed operation facility by July 2023. The university intends to procure the works through an amended JCT Design and Build contract utilising a single stage tender approach. The restricted procedure shall be used. The university will restrict the number of contractors invited to participate in the tender process to 3. The university will select 3 appropriately qualified contractors to be invited to tender through assessment of responses to a detailed selection questionnaire.
