Lot 1: The Maritime Area Regulatory Authority (MARA) invites tenders for the provision of the services above (and detailed below and in the RFT). MARA’s Requirements: MARA leases two suites (see above and below) located on the second floor of Menapia House, Drinagh Business Park, Wexford, HR53 RF29. • Office Suite No. 5 – 361 sq. meters / 3,778 sq. ft, and • Office Suite No. 6 – 360 sq. meters / 3,961 sq. ft. MARA proposes that these suites are fitted out (either together or as two concurrent phases in accordance with the following non-exhaustive outline schedule of Accommodation (SOA)): • Boardroom to accommodate 14 persons • Conference Room(s) / Other Offices (12 to 14) • Appropriate configuration of Open Plan space in terms of desks, storage, etc. MARA is seeking to partner with an Architect Led Design Team to: • Advise on space planning. • Advise on Statutory Consents. • Assist in finalising the project brief. • Design an appropriate layout • Design the “look and feel” and produce 3D visuals. • Prepare budget cost plans. • Prepare architectural and building services drawings and specifications in sufficient detail to enable competitive tenders to be sought through the eTenders process. • Prepare stage reports and keep MARA informed at all stages. • Issue tender documentation. • Answer queries during the tender process. • Analyse returned tenders and issue recommendations to MARA. • Issue unsuccessful letters. • Seek and review further information from the “Preferred Bidder” including the project programme. • Issue a Letter of Intent / Letter of Acceptance. • Issue a Commencement Notice (as required) to the BCMS system if deemed necessary. • Set and chair a prestart meeting on site with relevant fitout contractors. • Prepare schedule of furniture elements from OGP catalogues for client direct order. • Inspect the progress and quality of the works as they proceed on site and formally advise the fitout contractor of any corrective action needed. • Issue payment certificates for works completed. • Issue a Substantial Completion Certificate. • Issue Certificates of Compliance with Building Regulations. • Prepare a Health and Safety File. The successful tenderer will act as the ER (Employer’s (MARAs Representative) and issue all instructions on site and will also act as PSDP (Project Supervisor for the Design Process).
