Description
North Ayrshire Council is currently inviting tenders from suitably qualified companies for the provision of various maintenance works and minor projects within North Ayrshire. The Framework will be used primarily for works in non-domestic properties. The anticipated start date is 13/01/25 until 12/01/26 with the option to extend by up to 36 months. Extensions will be at the sole discretion of NAC and subject to satisfactory performance and funding. Lot 1: Lot 1A - Joinery Repairs to timber doors, windows etc including frames, facings, skirtings, cills, and ironmongery. Replacement of timber doors with new to existing openings, including glazing and seals. Repairs to existing fire doors including smoke seals, intumescent strips, ironmongery, hinges, closers and door signage. Supply, formation and install of shelving, pin boards, handrails, display frames or cabinets etc. Repairs to timber flooring and stairs including lifting, adjusting and refit or replacing boards or timber sections, steps, banisters or stringer sections etc. Repairs and alterations to stud - partition walls for minor sections of accidental damage or for adjustments to provide hatches, screens or at / around door or window openings. Minor repair, adjustment or replacement works to existing kitchen units, cupboards, worktops, drawer units, haffits etc, to rectify issues of disrepair or to assist works by others, such as fitting new sink unit, hob or to accommodate new white goods etc. Generally assist other trades for access or works by lift off and replacement of hatches, pipe – boxing or creating new access points. Carry out minor repairs and sectional timber replacement to complete wood rot and infestation repairs (from specialist survey by others). External timber & UPVC repairs to soffits, fascias and channel lining including sectional, supply and fit, or replacement. Lot 2: Lot 1B - Plumbing Minor reactive repairs to sanitary ware, fittings and connections including cistern, pan, flush – handle, piping supply and waste internally. Also to WHB, cleaner’s sink, taps, valves or outlets, kitchen connection or drainage/ waste, drinking water fountain, showers etc. Repairs or minor adjustment to hot and cold distribution pipework internally, e.g. to resolve burst or blockage, rectify minor damage, isolate and to undertake minor amendments only for works by others. Installation of outside taps, complying with water regulations including valve isolation to furthest point to prevent dead legs and allow seasonal isolation. Fitting of valves, checks and isolation points to H&C distribution systems. Minor branch install, connection and commissioning of plumbing works to white goods install (goods supplied by others). Generally assist & work with other trades by isolation, drain down and subsequent reinstatement of supplies which may be required. Repairs, minor adjustment or replacement of small sections of rainwater Goods. Lot 3: Lot 1C - Electrical Replacement of lamps, ignitors, Invertors or Ballasts in various light fittings ranging from 2D, LED spotlights, Fluorescent, Circular and SON or replacement of diffusers. Replacement/repairs of damaged sockets, Light switches, spurs or damaged areas of surface mounted trunking. Fault finding on circuits tripping and carrying out repairs to re-instate the supply. Disconnect/replace damaged equipment, MCB, RCBOs. Minor install of additional sockets, spurs or lighting on individual circuit. Replacement of toilet extract fans. Repair/Replacement of Point of Use heaters, hand driers and sensor taps. Repair/replace storage heaters, replace elements, switches. Supply and fit of replacement existing school bells, timers and actuators for automatic window openers. Repairs or replacement of external lamppost heads and cabling , LED floodlights, SON fittings including photocell replacement. Lot 9: Lot 3A - Minor Repairs (Multi Trade) Scope of works includes a variety of minor projects, such as: Toilet refurbishment - Strip out and replacement of existing toilet cubicles/IPS panelling, removal and replacement of vinyl flooring, paint decoration to walls and/or installation of whiterock splashback. Boxing in of pipework or vanity area where required. Replacement of sanitaryware on occasion when required. Possible ventilation works. Classroom/office alterations – Erecting partitions to partially close off rooms or sub-divide, supply and fit of internal door(s), skirting/timber facings/door frames, replacement of existing floorcoverings, additional power installation or alteration to electrical lighting circuits/smoke detectors/PIRs to suit new layout. Paint decoration to walls and alteration of suspended ceilings where required. Kitchen installation – Strip out and replacement of existing kitchen base/wall units and worktops, removal and replacement of vinyl flooring, paint decoration to walls and/or installation of whiterock splashback or wall tiles. Additional power installation or alteration where required. Paint decoration and plaster repair works where required. Possible ventilation works. Corridor sub-division – Supply and fit of FD30 solid core double doorset(s), complete with required ironmongery. Door gear for connection to fire alarm system (by others) may be required. Partition infill above new doors and any grid/tile suspended ceiling alterations may be necessary. Smoke detectors/PIRs/light switches etc to be altered if required for new layout. Some paint decoration may be required. Fire door replacement and repair - Adjustment, repair or alteration of smoke stopping doors including replacement or fitting of combined intumescent strips and smoke seals, replacing sub-standard ironmongery or adjustment of doors/frames to ensure gaps of not more than 3mm. Replacement to include supply and fit of FD30 or FD60 solid core door leaf or doorset complete with associated ironmongery, door closers/handles/kick plates as required for door(s) use. External ramps for accessibility - Break out and removal of any existing ramp/railings etc may be required. Excavation works to lay foundations and forming of ramp and platt required including in-situ laying of concrete/aggregates. Forming of metal handrails or ballustrades and construction of brickwork dwarf walls may be required. Installation of damp-proof course and making good or repair of existing ground surfaces necessary, depending on layout and condition of site. Windows/stonework repairs - Window replacement/repair, often in listed buildings or buildings within conservation areas. Includes silicone sealing/repair, repairing timber dormers, repairing astragals or complete removal and replacement of existing windows or amendments to allow openings for natural ventilation. Stonework repairs can include replacing damaged stonework, cleaning down staining, replacing perished mortar joints and removal of vegetation. Structural support may also be required in some cases. Miscellaneous external works – Can include erection or extension of fencing/gates, construction of bespoke outdoor storage, bin storage, wall or path repairs. Each Project will be priced on an individual basis via mini competition at the time the works are needed. Each job will be priced off drawings and specification provided by the Council at time of tender. Lot 3A Minor Repairs (Multi Trade) will initially be evaluated on quality only. Each project will be awarded via mini competition using the list of tenderers compiled from the quality evaluation. Each Project will be priced on an individual basis. Lot 4: Lot 2A - Bricklaying The work orders issued for Bricklaying could encompass all normal or expected routine brickwork and simply masonry repair works associated with the Reactive and Minor Planned repair and maintenance of operational Non – Housing properties. This may range from: - Single or multi brick replacement, re-bedding or repointing to replacement of copes, stairs, re-building of existing damaged walls caused by impact or malicious damage or the new erection of small external boundary perimeter walls as containment of steps or pathways. Lot 5: Lot 2B - Plasterwork & Render Repairs The work orders issued for Plasterwork & Render repairs could encompass all normal or expected routine Plaster/Render repair works associated with the Reactive and Minor Planned repair and maintenance of operational Non – Housing properties. This may range from: - Bose render in various/isolated areas being hacked off and replaced. Areas of plaster requiring hacked off and new lightweight plaster applied. Plastering over areas previously repaired by joiners following impact of malicious damage or the cut out of cracks in existing plaster, filling with new any thickness to walls, columns, ceilings or beams. Cutting out patch of plasterboard, supply cut and fix new and tape and fill area. In-situ finishing render work to include smooth cement render, wet or dry dash roughcast finish to patches of walls or columns. Work may include single or random ceramic or Quarry tile replacement including bedding in mortar and re-bedding. Lot 6: Lot 2C - Blacksmith & Fencing The work orders issued for Blacksmith & Fencing repairs could encompass all normal or expected routine Blacksmith/Fencing repair works associated with the Reactive and Minor Planned repair and maintenance of operational Non – Housing properties. This may range from: - Carry out repairs to Palisade, Chain Link, Wire mesh fencing and Gates. Repairing, making good welds on existing steel surfaces, re-welding in accordance with spec, Galvafroid paint. Re-fixing existing grille hinges; include plugging and screwing and fixing with galvanised screws. Re-fixing existing anti-scalling barriers. Repairing posts in existing palisade fencing not exceeding 2400 high. Re-fixing existing gates of any size. Repairing/replacing timber straining posts in existing cleft chestnut pale fencing not exceeding 1800 high Lot 7: Lot 2D - Bitmac & Lining The work orders issued for Bitmac Lining repairs could encompass all normal or expected routine Bitmac Lining repair works associated with the Reactive and Minor Planned repair and maintenance of operational Non–Housing properties. This may range from: - Carry out works to reline parking bays, Disabled Parking Bays and double yellow lines following other dig up works. Repair to potholes, using Cold Tar and any other pathway repairs due to impact or malicious damage. Lot 8: Lot 2E - Glazing The work orders issued for Glazing repairs could encompass all normal or expected routine Glazing repair works associated with the Reactive and Minor Planned repair and maintenance of operational Non – Housing properties. This may range from: - Reglaze double glazed units, hack out damaged glass and glaze new unit to any frames including re-bedding in silicone. Remove exist, supply, fit new 4 or 6 thick clear float or patterned or 7 thick Georgian wired cast glass; remove, set aside, re-fix beads as required. Boarding up, Remove glazing, measure for new; supply, fit 50 x 50 sawn timbers between cill and lintel, min 2nr rows of dwangs and 6 thick ext ply.
