The contract is to deliver responsive repairs and maintenance to the housing stock noted above. This includes reactive repairs on an Emergency and non emergency basis, routine repairs and void repairs prior to re-letting. The emergency repairs provision will be During normal working hours only. BHEMB has separate arrangements for out of hours emergency repairs. The successful contractor will also provide a same day responsive repairs service and a call handling function to take calls directly from our residents as well as from BHEMB staff. The contract shall commence on the 1.5.2019, as described in the tender documents. The form of contract shall be the JCT Measured Term 2016 with amendments. The scope of works will include a full range of day-to-day responsive repairs to occupied premises, maintenance to communal and individual areas and void refurbishment works. At the time of contract procurement, there are 821 properties for inclusion in the fixed price per property element of the contract. Typical trades will include, but not be limited to: — plumbing/heating (NB: See note below), — electrical, — carpentry, — roofing works (incl. gutters and downpipes), — metal works, — flooring, — drainage, — glazing, — clearance works, — ground works, paths, roads, communal facilities, — external walls, — finishes (plastering, rendering), — rubbish removal, — void works (including mutual exchanges). The majority of responsive repairs shall be completed on the same day as notified. The service provider will ‘call handle’ all repairs and maintenance calls and shall pass to third parties any call request for works outside the remit of this contract. Repairs requests may be made by residents and/or officers of BHEMB.
