Description

Each of the Frameworks is broken down into 6 workstreams which are: Planned Maintenance - External and Communal Works Planned Maintenance - Internal Works Planned Maintenance - External, Communal and Internal Works Cyclical Redecoration and Pre-Decoration Repairs Net Zero Carbon Works Passive Fire Safety Works The Frameworks are national covering England, Wales, Scotland and Northern Ireland with the ability to operate in specific geographical regions. Lot 1A: LOT 1A Planned Maintenance External and Communal Works - Direct Award Framework All trades Planned Maintenance - External and Communal Works to the structures, fenestration, environmental infrastructure and common parts and facilities which may include cyclical redecoration and pre-decoration repairs to their various dwellings, estates and schemes. Lot 1B: LOT 1B Planned Maintenance External and Communal Works - Mini Competition Framework All trades Planned Maintenance - External and Communal Works to the structures, fenestration, environmental infrastructure and common parts and facilities, which may include cyclical redecoration and pre-decoration repairs to their various dwellings, estates Lot 2A: LOT 2A Planned Maintenance - Internal Works - Direct Award Framework All trades Planned Maintenance Works which may include major component renewals (Kitchens, bathrooms, rewires, boilers, central heating etc) to the Internals of dwellings on their estates and schemes. Lot 2B: LOT 2B Planned Maintenance - Internal Works - Mini Competition Framework All trades Planned Maintenance Works which may include major component renewals (Kitchens, bathrooms, rewires, boilers, central heating etc) to the Internals of dwellings on their estates and schemes. Lot 3A: LOT 3A Planned Maintenance - External, Communal and Internal Works - Direct Award Framework All trades Planned Maintenance - External and Communal Works to the structures, fenestration, environmental infrastructure and common parts and facilities which may include cyclical redecoration and pre-decoration repairs and Internal Works which may include major component renewals (Kitchens, bathrooms, rewires, boilers, central heating etc) to their various dwellings, estates and schemes. Lot 3B: LOT 3B Planned Maintenance - External, Communal and Internal Works - Mini Competition Framework All trades Planned Maintenance - External and Communal Works to the structures, fenestration, environmental infrastructure and common parts and facilities which may include cyclical redecoration and pre-decoration repairs and Internal Works which may include major component renewals (Kitchens, bathrooms, rewires, boilers, central heating etc) to their various dwellings, estates and schemes. Lot 4A: LOT 4A Cyclical Redecoration and Pre-Decoration Repair Works - Direct Award Framework All trades Cyclical Redecoration and Pre-Decoration Repairs Works to their various dwellings, estates and schemes. Cyclical Redecoration and Pre-decoration Repairs will include: redecoration of existing decorated surfaces to windows, doors, fascias, rainwater and sanitary pipework, walls, soffits, to external fenestration and common parts including communal rooms, together with redecoration to bin stores, garages, cycle sheds, fencing, railings, screens, gates and the like to boundaries, paths, drives and communal areas, staircases, access decks/balconies ordered in accordance with the provisions of the Contract which have been 'packaged' into a pre-planned programme of works. Cyclical Redecoration shall also include the cleaning as specified of the external surfaces of any PVCu components or products e.g. windows, doors, soffits, fascias, cladding and the like that may be encountered. Pre-decoration Repairs includes for any installation, construction, repairs, maintenance, renewals, reinstatement or replacement Works or Works of improvement (other than that defined as Cyclical Redecoration) that is ordered in conjunction with Cyclical Redecoration and is required to be undertaken in conjunction with or before the Cyclical Redecoration can be undertaken. The work includes but is not limited to; • Overhaul of rainwater goods including renewals; • Overhaul of external doors and windows including associated joinery repairs and renewals prior the decoration of external and internal communal area shared hall and stairways etc; • Decorations to external elevations including associated joinery and carpentry repairs/renewals; • Decoration to internal communal shared areas; • Works of renewal, improvement or repair not associated directly with Cyclical Redecoration of the component renewed or repaired; and • The provision of appropriate access to external elevations where necessary, to comply with current Health and Safety regulations. Lot 4B: LOT 4B Cyclical Redecoration and Pre-Decoration Repair Works - Mini-Competition Framework all trades Cyclical Redecoration and Pre-Decoration Repairs Works to their various dwellings, estates and schemes. Net Zero Carbon Works include but are not limited to: • Installation of Green Roofs • Installation of External Wall Treatments • Installation of Internal Wall, Ceiling and Floor Treatments • Renewal with Triple Glazed Windows • Renewal with Triple Glazed External Doors • Upgrading of Draughtproofing • Reglazing of Windows with energy saving components • Installation of "Sedbuk A" rated gas fired boilers • Installation of Biomass boilers • Installation of Hydronic underfloor heating • Installation of Air source heat pumps • Installation of Solar hot water panels and cylinders • Installation of electrical power generation systems - Wind turbines and PV panels • Installation of energy and sustainability saving plumbing devices • Installation of energy and sustainability saving electrical devices • Works in association with Net Zero Carbon Works Lot 5B: LOT 5B Net Zero Carbon Works - Mini Competition Framework All trades Net Zero Carbon Works to undertake the installation of Works including associated builders works, any design, installation, construction, repairs, maintenance, renewals, reinstatement or replacement Works or Works of improvement in respect of energy efficiency and sustainability works ordered in accordance with the provisions of the Call-Off Contracts which have been 'packaged' into a pre-planned programme of works.
