Architectural and Multidisciplinary Consultancy Services for Conservation and Infrastructure works. Full range of design services (Architectural, Structural Engineer, Mechanical and Electrical Engineer, Principal Designer) under the lead of a single Design Team Lead to undertake work from RIBA Stage 4 - 7 for the restoration and redevelopment of the Roundhouse, a Grade II* listed building in Birmingham city centre. Option for provision of Contract Administration services. The Roundhouse project is at an exciting and critical point in its development. Having completed design works to RIBA Stage 3, further investment is being sought to complete the design and implementation of a programme of significant restoration and development works to this important building. This procurement will identify the Design Team Lead and multidisciplinary Consultant Design Team for the remainder of the project. The focus for the project is the restoration and redevelopment of the Roundhouse in Birmingham, a Grade II* listed building in the city centre. It is part of a bigger initiative being delivered by a pioneering partnership between the Canal and River Trust (CRT) and the National Trust (NT), to bring this important Birmingham landmark back to life through an innovative blend of heritage and enterprise. Roundhouse Birmingham is a company limited by guarantee and registered as a charity; equally comprised of members from CRT and NT, the charity has been set up to take on ownership and management of the Roundhouse. With capital investment being sought from Heritage Lottery Fund, the project will restore the building and create an urban discovery and enterprise hub; a gateway to explore the city and its surroundings by foot, bike or boat. The project will undertake all works to restore and redevelop the building from urgent conservation works to the roof, structural repairs, and relaying the cobbled courtyard to stripping back previous alterations to the building, reservicing, improving energy efficiency, and reconfiguring the building to accommodate its range of new uses. We will also be addressing the visitor experience, from toilets to interpretation, to ensure that we put the Roundhouse on a sustainable footing for the future. The design process has been completed to RIBA Stage 3. Expressions of interest are invited from either single companies able to provide the full range of services required or from groups of consultants under the lead of a single Design Team Lead to undertake work from RIBA Stage 4 - 7. Interested companies should complete and submit the Pre-Qualification Questionnaire in accordance with the instructions in the Application to Tender document available on request. The Roundhouse Project is a conservation led project seeking to address priority conservation and restoration work at the Roundhouse in Birmingham. It will also ensure that the building is redeveloped to create a sustainable and easy to maintain building for the small charity created by the project (Roundhouse Birmingham) to manage into the future as a multi-use site providing lettable space and public access. The design scheme seeks to address: - the degradation and insensitive reconfiguration of the Roundhouse; - poor energy efficiency standards of the building fabric and the potential comfort and running cost issues; - improving access to and within the building; - the need to sensitively adapt the building to accommodate modern uses. The Conservation, infrastructure and redevelopment scope is: — Conservation and infrastructure: Deliver the urgent conservation work needed to restore the Grade II* Listed Building and courtyard and Grade II Gatehouses, and to remove the site from the national ‘Heritage at Risk’ register. This will include: o Essential structural repairs and maintenance works to the Roundhouse, East and West gatehouses, and external works; o Low-key building improvement works to create entrance/storage areas connected to the buildings; o Roundhouse building works, alterations and re-servicing; including external works, window replacement, below ground drainage and utility connections; o Refurbishment and re-servicing works to the East and West Gatehouses. — Redevelopment: Provide upgraded facilities, which are fit for purpose and enhance visitors’ experience of the property, including toilets and fit out of the visitor and communal areas; as well as creating infrastructure for tenanted spaces.
