Connswater Homes Ltd wish to appoint Developer/s for the provision of Land, Design and Build in Cookstown. At least one provider is expected to be appointed to deliver land, design team, contractor and ultimately, completed housing units. Connswater Homes minimum expectation is that each proposal for the provision of Land, Design and build will deliver 10 or more units of General Needs and/or Category 1 (over 55s) accommodation. 10% of units should be designed and constructed to the NIHE Generic Wheelchair Standard but schemes comprising of General Needs and/or Category 1 accommodation only will be considered. The requirement for wheelchair accommodation will be confirmed with NIHE on receipt of tender returns. Tenders will be assessed on the basis of Most Economically Advantageous Tender. Following the full evaluation (comprising of Selection Stage and, if successful at Selection Stage, Award Stage), Tenderers who are successful will be ranked in terms of their overall score. The intention is to appoint up to [4] Developers. Each Developer provides the land and designs, constructs and completes the scheme for the Contracting Authority in accordance with the requirements explained fully in the Agreement for Sale and Development Agreement Contract forms as set out at C1 and C2. Envisaged construction period of no more than [24 months] per project. The units can be delivered over several sites or on one site. In relation to housing mix for the design and build competition, Connswater Homes will consider unit mixes which include General Needs, wheelchair accommodation and/or Category 1 (over 55s) accommodation.
