The project comprises the restoration and reconfiguration of the former Post Office Building Castlebar and its Conversion to a new Community Youth Resource Centre. The works will fulfil the requirements of the Community Youth Centre service including the installation of modern services such as digital infrastructure, sustainable technology, office, meeting, training and ancillary accommodation. The works are summarized below as follows: - Site clearance including removal of existing vegetation including trees and ivy from the existing boundary walls - Removal of ACM’s and issue of a Certificate of Re-occupation on completion of these works - Demolition of existing single storey sheds and modern extensions while retaining the sections of the external walls which form the boundaries of the site - Strip out, segregation and removal of shed and building contents including redundant underground oil tank, furniture, fittings, finishes and services which are in poor condition in the vacant buildings. All waste to be removed to a licenced waste treatment facility by a licenced haulage contractor - Demolition of existing single storey sheds and modern extensions while retaining the sections of the external walls which form the boundaries of the site - The construction of a new single storey flat roofed extension to the side and rear of the building to provide a new Entrance Foyer, Toilets, Store Room and a Meeting Room - The removal of the existing timber stairs, alteration of existing stairwell partitions and the construction of a new insitu concrete staircase in the entrance hallway with associated blockwork rising support walls and steel beams to access the First Floor - Structural upgrade of the existing timber first floor of the building in accordance with the structural engineer’s requirements and to achieve a 1 hour fire rating - The replacement of the ground floor of the existing building throughout to allow for the installation of services, a new slab, Radon sumps, DPM, thermal insulation, new floor screeds and finishes. - Supply and installation of a new platform lift - Refurbishment of the existing pitched roofs and the provision of new internal plasterboard finishes, air tightness barriers, thermal insulation, battened and counter battened natural slate roof finish -Refurbishment of existing flat roofed areas to be retained including repair of concrete/timber structure, installation of new single ply roofing membranes including vapour barriers, thermal insulation and roof finishes - Partial demolition of the existing 2 no. historic brick chimneys and rebuilding to original detail - Renewal of existing decorative cast iron brackets and cast iron rainwater goods. New cast aluminium rainwater goods where required. - Removal of existing internal drylining and/or cementitious finishes to the historic masonry walls and replace with min.50mm thickness of new reinforced cork/lime based thermal plaster with thermal skim plaster and breathable paint. - Refurbish existing joinery including Overseer’s Office glazed screens - Provide new joinery including fire rated doors and glazed screens - Refurbish and upgrade existing external joinery including main entrance door and timber vertical sliding sash windows - Remove redundant services affixed to building elevations and carry out cleaning, alterations, repairs and repointing to external brick/stone facades to an approved methodology - Grub up existing derelict finishes to the entrance courtyard and the rear courtyard. Fill in existing underground tank room and adjust all yard levels to new design.
