The Estates and Facilities Division of ABUHB is responsible for the physical condition, functional suitability, and the compliance of the estate with statutory legislation and relevant healthcare standards. The division delivers a range of services in-house, but requires the expertise of external contractors to assist in delivering a high-quality estate and facility service for the health board. As such, the health board is seeking to procure a multiple lot estates works framework covering the following: Lot 1 – General Building Lot 2 – Flooring Lot 3 – Ceilings Lot 4 – Painting and Decoration Lot 5 – Electrical Works Lot 6 – Mechanical Works Lot 7 – Fire Doors Lot 8 – Fire Compartmentation Lot 9 – Roofing Lot 10 – Windows and Glazing Lot 11 – Security Systems (CCTV, Access Control, Intruder Alarms) Lot 12 – Ventilation Lot 13 – Medical Gas Lot 14 – Excavations and Civils Lot 15 - Demolition Lot 16 - Planned Asbestos Removal Lot 1: General Building Works The scope of the works to be delivered under Lot 1 – General Building is as follows: Alteration and renovation works Masonry works Linings, sheathing & dry partitioning works Doors and stair work (excluding fire doors) Joinery and carpentry works Cladding work Insulation Plastering Miscellaneous building maintenance tasks not covered by other specialist lot Lot 12: Ventilation The scope of the works to be delivered under Lot 12 – Ventilation is as follows: Installation and maintenance tasks on mechanical ventilation systems Welding and fabrication Air-conditioning Installation and maintenance of air handling units Installation of duct work Cleaning of duct work Installation and repair of fire dampers Lot 13: Medical Gas The scope of the works to be delivered under Lot 13 – Medical Gas is as follows: Installation and repair of oxygen systems Installation and repair of nitrous oxide systems Installation and repair of nitrous oxide/oxygen mixture systems Installation and repair of medical air systems Installation and repair of surgical air systems Installation and repair of medical vacuum systems Terminal units Alarm systems associated with the medical gas systems Visible medical gas pipelines and their means of isolation Manifolds, including emergency reserve and stand-by units Medical/surgical air compressors and vacuum plant Installation and repair of Anaesthetic Gas Scavenging System (AGSS) Lot 14: Excavations and Civils The scope of the works to be delivered under Lot 14 – Excavations and Civils is as follows: Groundworks Drainage and sewerage Footings Tarmac, paving and concrete surfaces Line marking Fencing Barriers Pipelines Surveying Lot 15: Demolition The scope of the works to be delivered under Lot 15 – Demolition is as follows: Demolition of buildings and structures Demolition surveying Lot 16: Planned Asbestos Removal The scope of the works to be delivered under Lot 16 – Planned Asbestos Removal is as follows: Any removal or remediation of asbestos containing materials required to facilitate any of the workstreams above. Lot 2: Flooring The scope of the works to be delivered under Lot 2 – Flooring is as follows: Removal of existing floor coverings Preparing surfaces for coverings Application of self-levelling compound Installation of vinyl flooring Installation of carpet tiles Installation of cladding and other coverings Lot 3: Ceilings The scope of the works to be delivered under Lot 3 – Ceilings is as follows: Removal of existing ceilings Installation of plasterboard ceilings Installation of suspended ceilings Cutting and shaping panels to fit around lights and other fixtures Setting out complex ceilings Lot 4: Painting and Decoration The scope of the works to be delivered under Lot 4 – Painting and Decoration is as follows: Preparation of surfaces ready for decoration Filling damaged wall areas, cracks and blemishes Spot priming De greasing of metal work Priming bare timbers and metal work Rubbing down walls, ceiling, woodwork and metal work Tape & Jointing Decoration of surfaces Lot 5: Electrical Works The scope of the works to be delivered under Lot 5 – Electrical Works is as follows: Electrical installation condition reports Electrical installations on power, lighting and control circuits Alterations to existing circuits Emergency lighting Distribution board replacement Switchgear replacement Miscellaneous maintenance tasks Lot 6: Mechanical Works The scope of the works to be delivered under Lot 6 – Mechanical Works is as follows: Installation of cold-water systems Installation of hot-water systems Replacement of pumps Installation & maintenance of HVAC systems Valve replacement on water systems Valve replacement on steam systems Maintenance tasks on water storage systems Natural gas pipelines Miscellaneous maintenance tasks Lot 7: Fire Doors The scope of the works to be delivered under Lot 7 – Fire Doors is as follows: Removal of fire door sets Create openings in concrete, brick work and plasterboard Installation of FD30 - 30 minutes (Half Hour) fire door sets Installation of FD60 - 60 minutes (One Hour) fire door sets Installation of FD90 - 90 minutes (Ninety Minutes) fire door sets Installation of FD120 - 120 minutes (One Hundred and Twenty Minutes) fire door sets Repair of fire door sets Fitting of fire tested ironmongery Lot 8: Fire Compartmentation The scope of the works to be delivered under Lot 8 – Fire Compartmentation is as follows: Conducting fire compartmentation surveys Installation of fire cavity barriers Installation of fire partitions and fire walls Fire stopping of service penetrations and breaches in fire walls and cavity barriers Installation of passive fire protection sleeves and pathways Lot 9: Roofing The scope of the works to be delivered under Lot 9 – Roofing is as follows: Repair of flat roofing systems Vapor barriers and vents Fascias and soffits Flashings Scaffolding Coverings to roofs - slates, tiles, sheets or cladding Lot 10: Windows and Glazing The scope of the works to be delivered under Lot 10 – Windows and Glazing is as follows: Removal of window and door sections Installation of UPVC, wood, composite and aluminium windows Installation Of UPVC wood, composite and aluminium doors Replacing broken windows / glass Installation of window restrictors Lot 11: Security Systems (CCTV, Access Control, Intruder Alarms) The scope of the works to be delivered under Lot 11 – Security Systems (CCTV, Access Control, Intruder Alarms) is as follows: Installation of CCTV systems Installation and repair of Sensor Access Technology, Guard Point Pro Multi Site Systems access control systems Installation and repair of intruder alarms
