This is a Dynamic Purchasing System (DPS) for Aspire only for the procurement of Maintenance WorksAspire Housing (Aspire) is seeking to procure a panel of Maintenance Repairs Contractors to support them in delivering their maintenance and repairs services. Suppliers that meet the criteria will be appointed to the DPS and may subsequently be invited to bid for work by Aspire, including Durata. This procurement exercise is inviting applications from all interested Contractors who meet the criteria set out in the attached documents.It is intended the DPS will last for up to 10 years. Please see the Procurement Documents for further information.The DPS ism a 2-Stage process. In the initial set-up stage, all suppliers who meet the selection criteria and are not excluded will be admitted to the DPS. There will be no limit on the number of suppliers that may join the DPS for each work category. Lot 1: 1. Minor Civil Engineering External works including paving, tarmacadam, kerbs, and site preparation. Retaining wall solutions including gravity systems, cantilevered systems, sheet pilling, anchored walls, soil strengthening, gabion meshes, mechanical stabilisation and drainage. To include, but not limited to:• Excavation Works• Road Construction• Foundations• Civil Engineering Works• Concreting of Floors• Flagging, Patios, and Paving Lot 2: 2. Brickwork Brickwork services relating to the construction, repair, or maintenance of structures using bricks or masonry materials. Services include:• Internal Brickwork• External Brickwork• Masonry Repairs• Structural Repairs• Brick Stitching Lot 3: 3. Fencing and Gates Erection and repair of all types of fencing and gates including wood, metal, and concrete fencing. To include, but not limited to:• Domestic Fencing and Gates• Commercial Fencing and Gates Lot 4: 4. Drainage Drainage CCTV surveys and techniques such as high-pressure water jetting to clear blockages in the drain line. Drainage repairs e.g., relining. Supply survey report and video. To include, but not limited to:• Drain Installation• Drain Cleaning• Drain Inspection & Repair• Drain Relining• Manhole Installation• Manhole Inspection• Sewer Inspections• Sewer Repairs• Tankering & Waste Clearance Lot 5: 5. Windows and Doors Windows and doors services relating to the installation, repair, replacement, and maintenance of windows and doors in residential, commercial, and industrial buildings. Services include:• Supply and Install• Install Only Lot 6: 6. Glazing and Ironmongery Responsive reglazing works to windows with wood, metal PVCU frames. Includes removing beads etc., making good, and removal of waste. Repairs and servicing to windows including handles, hinges, and lock replacement. To include, but not limited to:• Internal Ironmongery• External Ironmongery Lot 7: 7. Roofing Installation, Maintenance and/or repairs to roofing. To include, but not limited to:• New Build/Extensions• Re-roofing• Roof Repairs• Flat Roofing (torch on felt)• Flat Roofing (rubber EPDM)• Lead Work (flashings, Valleys etc)• Pitch Ups (from flat roof to pitched)• Chimney Repairs & Re-points• Chimney Removal• Guttering• Soffit/Fascia Over Cladding Lot 8: 8. Heating & Gas Installation, Maintenance and/or Repairs to Gas and Heating Systems. To include, but not limited to:• General Heating Services• Boiler Servicing & Repair• New Boiler Installation• Central heating Installation• Central Heating Repairs• Radiators & Towel Rails Installs & Repairs• Renewables Lot 9: 9. Plumbing Installation and/or repairs to kitchens and/or bathrooms, hot and cold-water services, boiler and heating pipework and radiators, renewing sanitary appliances.To include, but not limited to:• Bathroom Plumbing Installations• Kitchen Plumbing Installations• Bathroom Plumbing Repairs• Kitchen Plumbing Repairs• Pipe Repairs Lot 10: 10. Joinery Installation, Maintenance and/or Repairs to joinery. To include, but not limited to:• Internal Joinery• External Joinery• First Fix Joinery• Second Fix Joinery• Hanging of Doors• Stairs – Repair, Supply & Installation• Fitted Wardrobes• Balustrades – Supply & Installation Lot 11: 11. Electrical Installation, Maintenance and/or repairs to electrical systems.To include, but not limited to:• CCTV Installation, Door Entry, Warden Call /Alarms• TV & Radio Aerials / Lighting Conductors• Alarms and Emergency Lighting• Rewires• Maintenance of Electrics• New Installation of Electrics• PAT Testing• Electrical Safety Checks Lot 12: 12. Kitchen & Bathrooms (including Wetrooms) Installation, Maintenance and/or repairs to Kitchens and bathrooms. To include, but not limited to:• Kitchens - Supply and Install• Kitchens - Installs Only• Bathrooms - Supply and Install• Bathrooms - Install Only• Wetrooms - Supply and Install• Wetrooms - Install Only• Kitchens & Bathrooms (incl. Plastering Application of insulation, through coat render and sand and cement render to vertical walls. Insulation Assessment of property for suitability, installation of cavity wall insulation of cavity wall insulation by injection, pointing up holes on completion. To include but not limited to:• Cavity Wall Insulation - Supply and Install• External Wall Insulation - Supply and Install• Loft / Roof Insulation - Supply and Install• Floor Insulation Lot 15: 15. Aids and Adaptations Aids and adaptations services to help our customers live more independently and comfortably in their homes or other environments. Services include:• Internal Aids/Adaptions - Supply and Install• External Aids/Adaptations - Supply and Install• Internal & External Aids/Adaptations - Supply and Install Lot 16: 16. Working at Heights Working at heights services to ensure the safety of workers performing tasks at elevated locations or in situations where there is a risk of falling. Services include:• Scaffolding Hire• Cherry Picker Hire• Working at Heights Equipment Lot 17: 17. Decoration Services Painting and decorating services to enhance the appearance and finishing of interior and exterior surfaces. Services include:• Surface Preparation• Decoration - Internal Only• Decoration - External Only• Wallpaper Installation• Decorative Finishes• Woodwork Painting and Staining• Specialised Coatings• Steel Railings/Handrails Painting• Decoration Services• Addition of Anti Vandal Paint Lot 18: 18. Flooring Flooring services including the installation, repair, maintenance, and restoration of various types of flooring materials in residential and commercial properties. Services include:• Supply & Install (including Vinyl, Carpet, Tiles, etc)• Supply & Install of Specialist Flooring Lot 19: 19. Cleaning & Clearance Cleaning and clearance services including the thorough cleaning, sanitisation, and removal of unwanted items or debris. Services include: • Clearance• Cleaning• Communal Flat Block Cleaning• Window Cleaning• Guttering• Graffiti Removal Lot 20: 20. Professional Retrofit & Decarbonisation Projects Retrofit and decarbonization services aimed at improving the energy efficiency and reducing the carbon footprint of existing buildings or infrastructure. Services include:• Energy Audits• Building Envelope Improvements - Retrofitting buildings, which includes walls, roofs, windows, and insulation. Services may include adding insulation, sealing air leaks, installing energy-efficient windows, and improving thermal performance to reduce heating and cooling demands.• HVAC System Upgrades• Lighting Upgrades• Renewable Energy Integration• Building Automation and Controls• Water Conservation Measures• Carbon Footprint Assessments and Offsetting• Regulatory Compliance and Certification Lot 21: 21. Remedial Damp Works & Associated Repairs/Replacement Works Undertaking of Remedial Damp Works and Associated Repairs/Replacement Works (which could include Damp Surveys and/or Remediation Surveys)To include, but not limited to:• Specialist damp proofing treatment and remedial services to identify, treat and cure damp infestation related issues Lot 22: 22. Asbestos Removal Work Asbestos removal services aimed at managing asbestos-containing materials (ACMs) in buildings or structures. Lightning Protection Lightning protection services including protecting buildings, structures, and individuals from the damaging effects of lightning strikes. Services include:• Risk Assessment• Lightening Protection System design• Installation• Surge Protection• Maintenance and Inspection• Compliance and Certification• Risk Mitigation and Education Lot 27: 27. Void Property Solutions Void property services for vacant or unoccupied properties to help maintain, secure, and prepare vacant properties for future use or sale. Services include:• Property Inspections• Property Security - to protect the property from unauthorized access, theft, or damage. This can include installing security systems, CCTV cameras, alarm systems, and physical barriers like boarding up windows or securing entrances.• Property Cleaning and maintenance - Services may include general cleaning of the property to maintain cleanliness and prevent deterioration. • Property Maintenance and Repairs• Utility Management• Garden and Grounds maintenance• Pest Control• Property Documentation and Reporting Lot 28: 28. Structural Property Repairs Structural property repairs services aimed at identifying and rectifying structural issues in buildings or properties. Services include:• Structural Inspections: A thorough assessment of the property to identify any structural damage, weaknesses, or potential risks. • Foundation Repairs: Repairing or reinforcing the foundation of a building, which is crucial for maintaining its stability and preventing further damage, such as underpinning, slab jacking, or installing piers or anchors.• Wall and Floor Repairs: Addressing issues like cracks, bulges, or instability in walls and floors. • Roof Repairs: Fixing structural issues related to the roof, such as sagging, leaks, or damaged trusses. • Structural Strengthening: Reinforcing the existing structure to enhance its load-bearing capacity or to meet updated building codes. • Retaining Wall Repairs: Addressing structural problems with retaining walls, which are built to hold back soil or other materials. Plant Machinery Plant machinery includes a range of services related to the maintenance, repair, and installation of plant machinery and equipment.
